What we need from you

Three things, and none of them is a phone call.

  • The architectural set. PDF is fine. A model is a bonus, not a requirement, and most bid-stage work arrives as drawings.
  • The millwork specification sections. These matter more than the drawings for anything grade-driven. A quantity taken from drawings alone will miss the obligations that carry cost.
  • Your preferred grouping. By room, by elevation, or by material. If you have no preference we will group by material and say so on the face of the document.

What comes back

A structured take-off you can price from directly, not a total.

  • Measured quantities by material, with the basis stated
  • Sheet goods, solid stock, edging, laminates and hardware, counted against the drawings
  • Waste and yield reported separately from measured quantity, so you apply your own allowances rather than inheriting ours
  • Inclusions, exclusions and assumptions on page one, every time

Prices are not applied. Labour rates are not applied. The counting moves out; the commercial judgement stays with your estimator, where it belongs.

The 48 to 72 hour window

For the free first take-off on a standard bid package, 48 to 72 hours is the offer's committed window.

Larger or unusual packages get a committed calendar date in the quote, like everything else we do. We will tell you which category yours falls into when we acknowledge receipt rather than after the deadline has passed.

What this does not include

  • No pricing. Quantities and structured documents only. An estimate built on invented labour rates is worse than no estimate.
  • No bid submission. The document is issued to you. What you do with it is yours.
  • No labour-hour estimating. That requires access to real labour rates that clients supply only inside established relationships, and doing it any other way would be guessing.

What happens after the first one?
Nothing automatic. If it was useful, the next one is quoted per deliverable like everything else. Bid seasons are lumpy, and Studio models exist for shops that need capacity on tap rather than per package.
